If we want to save the high street and if we want truly mixed and animated town centres, Porter’s Edge might provide a blueprint for how this can be done.

THE VISION
Big box retail hasn’t traditionally sat well with residential living, but we believed it was possible to create a harmonious place to live, work and play.
In partnership with Notting Hill Genesis Housing Association and designed by Maccreanor Lavington, Sellar delivered a mix of 234 private homes for rent, as well as providing a range of commercial and community spaces. Most notably, almost half the site is devoted to the public realm including open spaces, landscaped gardens, walkways, and cycle paths as well as activation of the waterside.
Porter’s Edge occupies a prime site overlooking Canada Water Dock and is centred on a vast 150,000 sq ft flagship Decathlon sports store, the largest in the UK. The outlet replaces a large warehouse store and offers so much more for local residents.
Mixed use is normally lots of housing with limited retail slotted in. Porter’s Edge is the opposite.

THE APPROACH
Porter’s Edge is a truly integrated residential led scheme; a living example of progressive, pleasurable mixed-use, across seven waterside acres.
The overall material palette comprises a breadth of clay brick variations, contributing to the development’s appropriate scale and welcoming public feel. The brick facades facilitate multiple uses over an extended lifespan with minimal maintenance, ensuring a sustainable contribution to the area’s evolution.

The outlet replaces a large grey warehouse store and offers so much more for local residents. With 18 storeys and a basement car park, Decathlon occupies the lower levels of the building and includes an outdoor multi-use games area. A semi enclosed sports pitch above the corner entrance to the store provides a visual centrepiece, as well as a usable facility, for those in the area. Amenities include a 24-hour concierge, café, rooftop terrace, gym and a multi-use sports pitch, ensuring that wellbeing sits squarely at the heart of the project.
