THE VISION
Grand Union House occupies a pivotal space in Camden – an area rich in culture, with huge potential to better serve its vibrant local community, and attract a new influx of creative and tech companies.
Our vision for this 70,000 sq ft development, sees the traditional office structure replaced with an innovative design that infuses fresh air with mixed mode ventilation systems, redefines open spaces with gardens inside and out, and reimagines work and living space for a new type of Londoner: one focused on well-being, nature and the newly fluid lines between work and play.
Grand Union House will also be the catalyst for a wider Camden regeneration and integrate the start of the Camden Highline into the neighbourhood. It’s an approach that benefits everyone in the neighbourhood – not just the people who use the building. By retro fitting the existing structures and using low carbon construction methods, we’re aiming for one of the highest sustainable ratings – BREEAM Outstanding Accreditation.
Grand Union House places greater emphasis on innovative design, fresh air, mixed mode ventilation systems, open spaces, as well as landscaping with trees and gardens inside and out.

THE APPROACH
A provision of new high-quality affordable homes in the heart of Camden with ground floor café space.
Welcoming, green and light, allowing views through to the newly landscaped Sainsbury’s Yard, we will substantially improve a challenging site in need of major change.
With further public realm landscaping enhancements on Kentish Town Road this is a building designed to actively support both the physical and mental wellbeing of both its users and the wider community.
The design allows an open facade that exposes the life inside the building – and the newly landscaped courtyard beyond. Expansive glazing means that workspaces, including the triple height breakout space, are flooded with light and greenery, which is echoed in rich vegetation on roof terraces and pavements.
Designed to harmonise with the existing high-tech Grimshaw campus, the architecture also responds sympathetically to the recently listed Sainsbury’s building and the Grand Union Walk houses. Once complete, Grand Union House will aim to achieve an BREEAM Outstanding accreditation.
